When MZ Roof Logic was initially called to this Berowra home — our team immediately identified the problems. Following the massive hail storm in Berowra in 2018, the roof had been replaced as an insurance job by another provider. However, it was poorly finished, leaking, and lacked bushfire compliance.

There were additional complications with the roof. Due to proximity within 10 metres of vegetation, a tested system was required. Yet, there were portions of the home that would not need the tested system. This meant a fire engineer would be needed to provide a test performance solution to meet compliance.

That’s where our expertise and collaboration with fire engineers came into action — innovatively tailoring this insurance roof replacement project to meet BAL-FZ regulations.

Turning a Problem Roof Into a Flame-Zone Compliant Structure

Replacing the roof was relatively straightforward — transformed including a metal roof colour of Woodland Grey. However, ensuring the property met flame zone requirements — while working within the limitations imposed by the characteristics of this older build — was more of a challenge.

Obstacles such as obstructive pergola posts, eave-height windows, and crucial points of attachment demanded careful planning. Adhering to the statutory codes when presented with these numerous obstacles meant that a collaborative effort was required — to ensure compliant, yet practical, solutions.

Therefore, with the builder, fire engineer and MZ Roof Logic working seamlessly together, we developed a scope of works that would deliver the same or greater value than the established and tested Firefly system.

Furthermore, using TBA Firefly’s advanced multilayer textile as the roofing and cladding substrate, we wrapped the property in a compliant manner.

Structural Alterations for Function and Compliance

Space was also a key concern. The home’s already narrow drive meant that if we proceeded as normal and just packed-off the existing frame — we’d encroach further into the driveway. It would make it almost unusable for the owner — something that was out of the question.

So, we reduced the size of the gable ends with precise cutting — creatively solving the predicament. This made sure that the eaves, even once covered, extended no further onto the drive than originally. In fact, their encroachment was even less than before.

This can-do, proactive approach meant reassuring BAL-FZ compliance was perfectly balanced with everyday practicality. The homeowner was delighted by the bonus of improved access for his vehicle — and it was a testament to MZ Roof Logic’s commitment to thoughtful, real-world roofing solutions.

Electrical Rerouting and Non-Penetrative Installation

BAL-FZ considerations also extended to the electrical system. If the supply penetrated the roof — as it had before — it would compromise the fire barrier. Furthermore, the lighting, security cameras, and conduits couldn’t stay in the eaves and fascia — again, as it would ruin the integrity of the TBA Firefly.

So, a private power pole was installed to permit underground mains electricity delivery, completely avoiding the roof area. Additionally, branch cabling to the outdoor electrical equipment was directed along the external walls instead of the fascias.

This meticulous planning made sure that every element of the electrical system had no negative impact on the TBA Firefly system.
