The main issues were with the Spanish terracotta tile roof’s age, geometry, and build. A low, 15-degree pitch, multiple junctions, and an awkward transition point between the tiles and flat garage roof created the perfect storm.

Water was ponding, backflowing, degrading the roofing material, and finding its way into the interior of the property … causing even more damage. Patchwork fixes were never going to make this home watertight or comfortable … the roof simply wasn’t suited to the building.

MZ Roof Logic’s experienced team installed a high-quality 0.48mm corrugated profile. Furthermore, we noticed issues with the centre turret … which was originally covered in tired and aged fibre cement cladding. We replaced this with matching corrugated cladding and performed a full re-flashing to ensure a totally watertight seal.

Naturally, we consulted with the client regarding their preferences for the roof’s colour. Initially, they were keen to go with Manor Red … to match the red and primrose tones of the existing heritage façade.
