This beautiful Castlecrag property came to MZ Roof Logic after the homeowners had endured years of frustration. Four years of consistent water ingress meant that they spent over $20k on repairs, which had done nothing … apart from draining their bank balance.
The main issues were with the Spanish terracotta tile roof’s age, geometry, and build. A low, 15-degree pitch, multiple junctions, and an awkward transition point between the tiles and flat garage roof created the perfect storm.
Water was ponding, backflowing, degrading the roofing material, and finding its way into the interior of the property … causing even more damage. Patchwork fixes were never going to make this home watertight or comfortable … the roof simply wasn’t suited to the building.
A full replacement was therefore required to address both the existing roof material and its configuration.
The Powerful Solution – Replace the Tile Roof With Corrugated Metal
The project began by carefully removing the Spanish tiles. This gave us a blank canvas for the low-pitch roof replacement. After consulting with the client, the decision was made to install resilient corrugated metal sheeting … which would effortlessly handle the challenging Sydney weather through the seasons.
MZ Roof Logic’s experienced team installed a high-quality 0.48mm corrugated profile. Furthermore, we noticed issues with the centre turret … which was originally covered in tired and aged fibre cement cladding. We replaced this with matching corrugated cladding and performed a full re-flashing to ensure a totally watertight seal.
Choosing a Beautiful Aesthetic for this Castlecrag Roof Replacement
Naturally, we consulted with the client regarding their preferences for the roof’s colour. Initially, they were keen to go with Manor Red … to match the red and primrose tones of the existing heritage façade. However, we advised that this could make the property look monotonous and top-heavy, with too much similar colour.
Instead, we recommended the classic Monument hue for this Lower North Shore roof replacement. This sophisticated charcoal grey would complement the home’s current tones while pleasingly raising its aesthetic appearance. The client was overjoyed with this suggestion and welcomed the visual upgrade when complete.
Solving the Roof’s Complex Drainage and Transition Issues
Originally, the tile roof was leaking, and the metal replacement would address the majority of the issues with its steeper pitch and sound material. However, to ensure the roof was completely watertight and eliminate the historical pooling, we re-engineered the roof by:
- Replacing the perimeter flashings on the flat garage roof.
- Installing a new substrate and custom ‘cricket’ flashing.
- Re-diverting the water flow to prevent stagnation, ponding, and debris buildup.
- Redirecting water back onto the existing clip lock sheets efficiently.
By addressing this as a complete leak prevention project rather than just a straightforward roof replacement in Castlecrag … the homeowner gained immense peace of mind. It meant no more water sitting in vulnerable junctions and protection of the home’s interior.
