Background — New Metal Roof on the Central Coast

This new residential build in Bensville was located inside a BAL-FZ(Bushfire Attack Level Flame Zone) area. Therefore, from the very outset, we had to ensure it delivered full compliance with relevant building code requirements.

Initially, the objective was clear — provide the new home with a bushfire-rated system and metal roof that would reassuringly defend the property from direct flame, ember ingress, and extreme radiant heat.

However, the job wasn’t completely straightforward. In addition to the BAL-FZ demands, there were other project-specific challenges — including complex soffit areas, elaborate detailing, and window clearance issues.

Understanding the complicated scope of this metal roofing, Central Coast project, MZ Roof Logic commenced work.

The Perfect Materials for the BAL FZ Flame Zone Project

The project materials were chosen after in-depth discussions with the builder and with MZ Roof Logic explaining the full code requirements.

The roof would be COLORBOND steel. With a Class-A fire rating, UV resistance and low maintenance requirements — it was the optimum choice for this new build property.

Beneath the COLORBOND, the timber-framed roof structure would incorporate a four-layer TBA Firefly wrap — a reliable, flexible, textile fire barrier.

Meeting Soffit Challenges and Design Details

Although the main COLORBOND roof installation was straightforward for our experienced team at MZ Roof Logic, there were other challenges that needed to be addressed.

The build featured relatively large soffit areas — both at the front entry and rear al fresco positions — which added significant layers of complexity. Furthermore, the back soffit also included an aesthetic recessed detail. This needed to be fire-protected without losing the original architectural vision.

Despite this somewhat fiddly geometry, our technicians painstakingly completed the wrap with immense precision. Not only did the new roof and wrapping provide reassuring fire safeguarding — but the integrity of the property design, with its intricate recesses, was enhanced, not compromised.

Incorporating a Compliant Roof Vent

One of the incredible benefits of utilising the TBA Firefly system is its versatility — allowing specific and approved roof penetrations. In this Bensville home, we took full advantage of TBA’s flexibility by incorporating a crucial roof vent as part of the roof installation.

Roof ventilation is vital. In today’s modern, tightly-sealed properties — particularly those with enclosed wrapping — heat and moisture will struggle to escape. Long-term, this can mean condensation, mould, termite attractiveness, and structural problems. Vents deliver airflow, protecting the invaluable roof.

Due to TBA Firefly’s reassuring AS1530.8.2 compliance, MZ Roof Logic installed the vent without risking bushfire safety. This meant that the homeowner received a roof that was not only BAL-FZ compliant, but was also capable of breathing for the many years ahead.

Builder Collaboration — Solving Problems On-Site

While not an issue for MZ Roof Logic directly, the spacing from the top of the windows to the eaves created a critical clearance hurdle for the experienced builders.

Under current BAL-FZ regulations, you can either install bushfire-rated windows into at-risk properties, or alternatively use a shutter system (the more cost-effective option). However, the height of the windows delivered only a single brick course of clearance — too tight for the required shutter boxes.

Acting in good faith and believing in smooth collaboration, MZ Roof Logic — along with the qualified bushfire consultant — politely explained the problem to the builders at an early stage. This gave them the welcome opportunity to lower all the windows to create space for the shutter boxes.

Our powerfully proactive approach demonstrated our commitment to the success of the build as a whole — not just our involvement in installing the roof.

New Roof on the Central Coast — Delivered on Time and on Budget

Although there were some initial design challenges, a little bit of weather interference, and some on-the-job adaptations by the builder, the project was completed in just two weeks.

MZ Roof Logic arrived on-site earlier than expected. This permitted us to perform the handover slightly ahead of schedule — much to the builder’s satisfaction. The final result was a metal roof with TBA Firefly wrap — delivering the required BAL-FZ compliance… and very happy clients!
