Changing Tile to Metal Roof Project — the Background

Sitting between Bondi and Bronte beaches, Tamarama faces relentless exposure to salt-laden ocean air. The property’s original terracotta tile roof had suffered the usual shoreline consequences — years of coastal wear and tear had caused extensive fretting and erosion, leaving the roof vulnerable, non-watertight, and outdated.

Furthermore, the pitch of the front verandah roof was insufficient, and the framing had an obvious, wave-like distortion. This not only looked unsightly, but also failed to meet building standards and manufacturer requirements. The inadequate slope prevented proper water runoff, causing pooling, leaks, and ongoing deterioration.

The existing terracotta tile roof was also heavily degraded and had become porous over time — its condition worsened by Tamarama’s close proximity to the breaking surf, allowing water ingress in multiple areas.

The homeowner was eager to address the roof issues, update the roofing material, and enjoy a stylish and watertight property. They requested the assistance of MZ Roof Logic — asking us to completely replace the terracotta with modern metal sheeting and tackle the underpitched veranda.

Choice of Materials — COLORBOND® Ultra Steel

After listening to MZ Roof Logic’s recommendations — and taking into account the property’s coastal area location — the homeowner decided to replace the tile roof with Colourbond Ultra steel.

Exclusively designed for the harshest of environments, COLORBOND® Ultra combines excellent corrosion resistance and durability — and has been successfully tried and tested in the tough Australian climate. Ultra is suitable for use on properties that sit more than 100 metres (but less than 200 metres) from breaking surf.

While the Tamarama property sat beyond the immediate coastal buffer zone, the client chose COLORBOND® Ultra — maximising the roof’s lifespan in this seaside setting. It not only provided added peace of mind, but also ensured compliance with manufacturer guidelines — helping maintain product warranty eligibility.

To complement the coastal setting, the homeowner opted for COLORBOND® Ultra Surfmist — a soft, white colour that complements the character of Tamarama’s beachside landscape. Its understated tone works beautifully in seaside areas, echoing the pale hues of sun-bleached timber, sandstone, and ocean foam.

Existing Terracotta Roof Removal

We started this tile to COLORBOND® roof conversion by carefully removing the aged, tired, and weathered terracotta tiles — seriously impaired due to the many years of salt exposure from the nearby surf. At all times, MZ Roof Logic’s experienced team paid particular attention during the removal to safeguard the home’s structure.

All the existing rooftop elements — such as the flue, solar panels, and satellite dish — were carefully taken off and set aside for later reinstallation. And, to manage the electrical disconnections, we collaborated with our trusted electrician — ensuring safety at all times.

As always, the property was kept clean, secure, and watertight throughout — utilising temporary coverings to defend the interior from the elements while the work progressed. Furthermore, all debris and waste were removed from the site by MZ Roof Logic, and thoughtfully disposed of.

Correcting the Veranda Pitch for Compliance and Performance

The verandah presented novel issues. The original roof was laid on a tapered frame, which meant it had a diagonal roofline that gave a strange, wave-like appearance. Although the fascia was actually level, it followed the taper rather than the actual plane of the roof — leading to aesthetic issues and poor water runoff.

To rectify the problems, we elevated the roof pitch above the minimum one-degree requirement for 0.48 Klip-Lok — ensuring it aligned with manufacturer standards. The roof plane was corrected to be straight and consistent — no more dips, waves, or pooling annoyances.

We installed a tapered fascia to match the new pitch and plane, giving the property fantastic kerb appeal and practical functionality. With our trusted tools of stringlines, circular saws, nail guns, and our renowned precision, we straightened everything out and achieved our usual goal — an awesome roof that’s built right!
