More Than a Facelift — Identifying Multiple Roofing Concerns

The property boasted a substantial street-facing frontage. With its old roof experiencing significant deterioration, it presented a less-than-perfect kerbside appeal. However, while an important motivation for restoration, we soon discovered deeper issues that threatened the home’s integrity and safety.

An unattractive patchwork of cracked, broken, and missing concrete tiles admittedly detracted from the roadside aesthetic, but most concerningly, failed to protect the home from the elements. Internal water damage was present, and these leaks became a constant source of worry for the proud homeowner.

The steep pitched roof worsened the situation. Loose and corroded fixings — combined with the aged fragile tiles — had led to tile slippage. Additionally, the gable wall was clad in asbestos — posing potential safety risks if drilled, damaged, or disturbed. Luckily, as the tiles were concrete, no asbestos roof removal was needed.

Now knowing the full extent of the issues facing the property, we collaborated with the client and offered various solutions. These all addressed their home’s significant challenges, while promising a striking visual appearance.

Chosen Materials for the Project

After extensive discussions with the homeowner that explored possible materials, pros and cons, and price ranges — we found the perfect remedies.

For the roof, the client opted for 0.7 Longline COLORBOND steel roofing — its standing seam ribs making a powerful aesthetic statement, while optimising watertightness. Furthermore, the material benefits from a Class-A fire rating, UV resistance, and low maintenance requirements.

The homeowners chose PREFA aluminium standing seam in a charming light grey tone to replace the existing asbestos wall cladding. Rust-proof and elegant, it would perfectly complement the Monument hue roof.

Existing Roof Removal

The initial phase of this North Shore project started with carefully removing the property’s existing concrete tiles. Our specialist roofing technicians team protected the home’s structure throughout the process — precisely removing each tile to ensure no damage to the underlying construction.

We gave particular attention to safely detaching and storing existing fixtures — such as solar panels, awnings, and the flue. These items were carefully removed and securely stored — ready for reinstallation on the new roof.
