A Leaky Legacy — The Existing Flat Roof Roofing Issues

This Lindfield home showed the issues typical of a flat-roof property — excessive standing water.

Combined with its age and an insufficient pitch, water had begun to seep into the property, causing damage and worry for the homeowner. Our initial inspection revealed that the roof’s slope fell short of the minimum one-degree incline required for contemporary metal roofing — preventing efficient water runoff.

Adding to the problems were the structure’s current box gutters. These were not only under-girthed and non-compliant with current standards — but also inadvisable due to the home’s proximity to surrounding trees. Leaves and debris gathered in the gutters, leading to blockage, overflows, and moisture penetration.

Once we had a clear understanding of the roof’s faults, we approached the client with various flat roof replacement options — all suitable to satisfy the insurer, meet compliance codes, increase weatherproofing, and deliver an incredible kerbside aesthetic.

The Aluminium Roof Replacement Material

After presenting the homeowner with a number of types of roofing materials for flat roofs, they opted for COLORBOND roofing. Its Class-A fire rating, UV resistance, and low maintenance requirements made it an ideal choice for their Lindfield property.

Furthermore, one of the beauties of this roofing material for flat roofs is its choice of colours and finishes. Wanting a non-exuberant appearance that would complement the surrounding leafy area, the homeowner selected the 0.48 Klip-Lok COLORBOND Monument — a sophisticated and deep grey tone inspired by volcanic rock.

And, as the home was located in a low BAL (Bushfire Attack Level) area, the correct COLORBOND® BAL rated roofing was used in conjunction with TBA Firefly products.

The Flat Roof Replacement Process

Existing Roof Removal

To begin, our team meticulously removed the old aluminium roofing material — always taking exceptional care to prevent any damage to the underlying structure.

We paid particular attention to the safe removal of the existing furniture — skylights, flue, awning, and satellite dish — ensuring they were carefully stored, ready for later reinstallation. To ensure safe disconnection and reconnection, we collaborated with our trusted electrician to guarantee quality and safety.

Throughout this process, we focused on safety and efficiency. Any debris was carefully contained and responsibly disposed of, and the work area was kept clean and organised — minimising disruption to the homeowner and their neighbours. Naturally, we ensured the property was kept watertight throughout with temporary coverings.

Colorbond Installation and Elevating Pitch

One of the key issues with the original roof was its insufficient incline, which affected runoff and exacerbated leaks. So, our team carefully raised the pitch to achieve a minimum 1.1-degree angle — a major project that included seven roof faces.

Reassuringly, this adjustment exceeded the minimum requirement of one degree. This ensured optimal water flow, and prevented pooling — even with potential settling or movement of the home and roof over time.

Furthermore, we looked at the roof’s drainage direction. The previous design had multiple faces draining in opposite directions — creating an inefficient and problematic flow. We adjusted the apex and valleys to ensure the water flowed smoothly and efficiently towards new gutters and downpipes.

Box Gutter Replacement

The original box gutters on this Lindfield home added to the roof’s drainage problems. To create a more effective and reliable drainage system, we collaborated with the owner on a complete gutter replacement.

We therefore deleted the box gutter concept, planed down the existing parapet to act as a fascia, and installed external eaves gutters to prevent any further water ingress. These eaves gutters — installed along the edge of the roof — deliver the benefits of:

  • Standards compliance.

Finishing Touches

Once the new COLORBOND® roof was installed, and box gutters removed and replaced, it was time to add the finishing touches.

We precisely reinstalled the pre-existing skylights, vents, awning, and satellite dish — ensuring proper sealing and waterproofing. With close attention to detail, our team fitted premium material flashing around all the roof penetrations — including the flue and skylights — to deliver a watertight barrier.
